A £10m warehouse refurbishment
Former cold store transformed into a modern warehouse facility

Stakehill 295 is a c.295,000 sq ft warehouse situated on a 21.5 acre site in a prime location just north of Manchester. Originally built in 1988, the property has undergone multiple refurbishments and uses, including being used to provide additional cold storage for a major food retailer during the COVID-19 pandemic. In 2024, it went through a further £10m full refurbishment project to return the warehouse back to a general storage facility while meeting ESG commitments for its new tenant, a nationwide pub chain. As part of these works, the roof and walls had to be completely removed and replaced.

The new design involved gaining planning approval for 3,022 x 430wp Solarwatt units – enough to cover 6000 m2, with a generating output of 1.3MWp a year.
Tom Newton, Senior Development Manager at Tritax commented: ‘Tritax’s plans were to refurbish the unit as quickly as possible so we could bring the unit back to market and upgrade the environmental performance of the property to future proof the asset.’
The 9-month construction programme concluded in November 2024. This was critical to allow the tenant enough time to fit out the unit ahead of their target operational date in late 2025. The warehouse also needed to provide a good working environment for its people, and the incorporation of our Day-Lite Trapezoidal Rooflight polycarbonate panels is ideal for light transmission, offering long-term performance thanks to their resistance to UV degradation.
