Converted from the former Strathclyde Police headquarters, the Holland Park development in Glasgow for Moda Living was carefully designed to be an ode to its hometown. Inspired by the grid street pattern of Glasgow city centre, this pattern was integrated into the building’s façade to create a symbiotic, flowing design that complemented its surroundings. Holland Park features 433 studio, one-, two- and three-bedroom apartments for rent and is designed in a quadrant with a communal courtyard in the centre. The courtyard is an extension of the building’s homage to the local community, as it is inspired by the city’s botanical gardens. Being featured in the centre of the quadrant design, the courtyard intends to bring residents together in a shared green space to promote well-being and social interaction.

Already proving to be a valuable addition to Glasgow’s city centre, the project has received recognition for its innovative design and valuable contribution to its neighbourhood at the Scottish Property Awards 2025, where Holland Park was the winner of BTR development of the year and a finalist for the Architectural Excellence Award.  

Rainscreen facades are ideal for buildings with more advanced designs or high aesthetic aims, offering excellent design flexibility, weather resistance and a wide selection of final finishes. Due to the large scale of the building and its location, using a product that facilitated efficient construction and effective weather resistance was a necessity. Installed by MetalTech Roofing and Cladding Ltd, approximately 6,000m2 of Kingspan Aluminium RF Design Fixed Cassettes were used to create the façade, offering a lightweight solution that contributed to quick installation and build times, ensuring the construction was weatherproof quickly. For this project, a complex range of panel sizes and shapes was needed so Kingspan collaborated with MetalTech’s CAD designers and preconstruction team to CAD design individual panels in 1mm increments. There were over 200 different-sized panels manufactured for this project, with some being tapered, to create a seamless and tailored aesthetic. Large sections of the building required a stone finish as this was a planning requirement by Glasgow City Council. Kingspan worked with specialist powder coating suppliers to apply a light stone PPC finish to RF Cassettes, ensuring they were manufactured to the same Qualicoat standard as in-house Kingspan finishes. Samples of the stone effect panels were then sent off to the Council, where they were approved for use on the project. 

 RF Design Cassettes are typically used with Kingspan’s K-Roc Karrier system, but for this project, Robertson Construction decided to install the RF design with a traditional composition featuring mineral wool insulation, cement particle board and secondary steel fixings. As this is a recessed fixed panel, the fixings are visible but are recessed into the joints. The fixings are then colour coordinated to match the panel colour to ensure a smooth aesthetic result. This alternative method of installation is a testament to the flexibility and customization prospects of the Cassettes and how these can be applied to suit the needs of each project.
